Why carpets in the UAE need cleaning more often
Carpet in this climate faces a problem that carpet in cooler countries does not. Fine desert sand enters continuously — through doors, windows and the air-conditioning system — and works its way down to the base of the pile where vacuuming cannot reach it. It is sharp under magnification, and every footstep grinds it against the fibres.
That is why a carpet can look acceptable and still be wearing out. By the time traffic lanes are visibly grey, the damage underneath has been happening for months. Regular professional extraction removes the embedded grit and is the single biggest factor in how long a carpet lasts here.
Office and commercial carpet cleaning
Offices are where the difference is most visible. Entrances, corridors and the walkways between desk clusters take hundreds of passes a day, and they soil in lanes while the rest of the floor stays clean — which is why a patchy office carpet looks worse than an evenly used one.
We clean offices, retail units, clinics, schools, hotels and restaurants, normally in the evening, overnight or across a weekend so the floor is dry and usable before anyone arrives. For large floors we can work in sections across several nights rather than closing the space.
Villa, apartment and hotel carpets
In homes the issues are different: bedrooms, majlis seating areas, stairs and children's rooms, with spills, pet accidents and dust settling rather than heavy traffic wear. Hotel rooms sit somewhere between the two — moderate footfall but a standard that has to be met on every single room.
Female staff are available on request for villas, apartments and any environment where that is preferred.
The methods we use, and when
There is no single best carpet cleaning method. The right one depends on the fibre, the backing and how quickly the floor has to be back in use.
- Hot-water extraction (steam cleaning): the deepest clean, and our default for synthetic carpets. Hot solution is injected under pressure and immediately extracted with the soil. Dries in four to eight hours.
- Low-moisture encapsulation: a crystallising polymer traps soil and is vacuumed away once dry. Much faster drying, ideal for offices that cannot be out of use, and for interim cleans between deep extractions.
- Dry compound cleaning: for wool, jute-backed and other moisture-sensitive carpets that would shrink or brown if wetted.
- Rug-specific treatment: delicate, antique and silk rugs are handled separately, and can be collected for off-site cleaning where that is safer.
We identify the fibre and test for colour-fastness before anything is applied. This is the step most often skipped — and over-wetting a wool or jute-backed carpet causes shrinkage and brown staining that cannot be reversed.
Stains, odours and what is realistic
Most stains respond to the correct treatment: tea, coffee, grease, ink, mud, pet accidents and protein stains all have specific methods. Pet odour in particular needs enzyme treatment down through the pile, because the source is usually urine that has reached the backing or the underlay — surface cleaning only hides it until the humidity brings it back.
Some things cannot be fixed. Bleach damage, certain dye spills and sun-faded patches have changed the fibre itself, and no cleaning method restores them. We tell you which category a stain falls into at the survey rather than after the invoice.
Drying time and why it matters here
Drying is the step people underestimate in the UAE. In a humid, air-conditioned building a carpet left to dry on its own can stay damp long enough for musty odour to develop in the backing — which is worse than the soil that was removed.
We control the water we put in, extract thoroughly on the return pass, and set air movers before leaving. For commercial work we schedule around your hours so the floor has the whole night to dry.
Carpets, upholstery and air quality together
Soft furnishings hold dust as a system, not as separate items. Cleaning a carpet while the sofas in the same room are untouched gives a result that does not last, which is why most clients book both together — our sofa and upholstery cleaning team usually works the same visit.
There is also a direct link to the air. Carpet acts as a filter, holding dust that is then disturbed by footfall and recirculated by the air conditioning. If the ductwork is also dirty, cleaned carpets re-soil noticeably faster, so clients often combine this with AC duct cleaning. Carpet cleaning is also a standard part of our deep cleaning and general cleaning contracts.
How we price carpet cleaning
We quote by area and condition after seeing the floor, not by a flat per-room rate. A lightly soiled bedroom and an office entrance lane that has not been cleaned in two years are not the same job, and a per-room price either overcharges the first or under-delivers on the second.
For offices and hotels we also quote scheduled maintenance — quarterly extraction with lighter encapsulation cleans in between — which costs less over a year than deep cleaning neglected carpets and significantly extends their life.
Certification and insurance
Green Horizon Building Cleaning LLC is Dubai Municipality approved and Trakhees certified, fully insured for commercial sites, with directly employed and trained technicians. Our equipment is commercial truck-mount and portable extraction, not the rental machines that cause most of the shrinkage and residue problems we are called in to correct.
Areas we cover
We clean carpets across all seven emirates — Dubai, Sharjah, Abu Dhabi, Ajman, Ras Al Khaimah, Umm Al Quwain and Fujairah — for villas, apartments, offices, hotels, clinics, schools, restaurants and labour accommodation. Same-day appointments are available.
