There is no single price for AC duct cleaning, and any company quoting one before seeing the system is guessing. This article explains what actually drives the cost in Dubai and the UAE, how a proper quote is built up, and why the cheapest number is usually the most expensive outcome.
What determines the price
- System size. The length of the duct run and the number of grilles and diffusers, which is what the work is really measured by — not the floor area of the property.
- System type. A split system in an apartment, a ducted system in a villa and a central chiller system in a tower are different jobs with different equipment.
- Condition. Ducts cleaned three years ago take far less time than ducts never opened since handover.
- Access. Where there are no access panels, they have to be installed. Ceiling voids, high level and plant rooms all add time.
- Scope. Whether the coil, drain pan and AHU are included, or only the duct and grilles.
- Timing. Work outside operating hours for offices, hotels and clinics.
How a proper quote is built
A reliable quote follows a survey. The company should count the grilles, look inside the duct, identify the system type, check access and then give a fixed price against a written scope.
Be careful with per-outlet pricing given over the phone. It sounds precise, but it says nothing about duct length, condition or whether the coil is included — and those are exactly where the cost sits.
Why the cheapest quote usually costs more
Very low quotes are rarely the same job done more efficiently. They are a smaller job. Typically that means the grille and the first stretch of duct are cleaned — the part you can see — while the rest of the run, the coil and the drain pan are untouched.
The visible result looks identical on the day. The difference shows up a few weeks later, when dust returns quickly because most of it never left the system. Paying twice is the common outcome.
What should be included at any price
- Inspection before the work, ideally with a camera
- Negative-pressure vacuum extraction, so material leaves the building instead of being redistributed
- Mechanical agitation along the duct, not just suction at the opening
- Grilles, diffusers and the cooling coil cleaned, not only the duct
- Before-and-after photographs
- A written report, including any sections that could not be accessed
That last point separates a professional contractor from the rest. Nearly every system has a section that cannot be reached, and an honest report says where it is and what would be needed to clean it next time.
Is it worth the money?
Two returns are measurable. Restricted airflow makes a system work harder for the same cooling, so clean ducts and coils reduce running cost — which matters in a climate where AC runs most of the year. And where someone in the building has asthma or a dust allergy, the air quality improvement is the reason people book it in the first place.
What duct cleaning is not is an annual necessity for every building. If the ducts were cleaned recently and there is no symptom, the honest answer is to wait.
Getting a quote
Green Horizon surveys the system, counts the outlets, inspects the duct interior and gives a fixed price against a written scope before any work starts.
