AC duct cleaning is the professional removal of dust, debris, mould and microbial build-up from the ductwork, grilles, diffusers and coils of an air-conditioning system. This guide explains what the work actually involves, how the process runs step by step, and how to tell whether a system genuinely needs it.
What the ductwork actually collects
Ducts move air around a building continuously. Anything carried in that air — fine dust, fabric fibres, skin cells, cooking particles — gradually settles on the inside surfaces of the duct where the airflow is slowest. Over years it forms a layer that the airflow then passes across on its way into every room.
Where there is also moisture, usually from condensation around the cooling coil, that layer becomes somewhere microbial growth can establish. This is the difference between ducts that are merely dusty and ducts that affect the air people breathe.
How the cleaning process works
A proper clean is mechanical, not cosmetic. The recognised method has four parts:
- Inspection. The system is surveyed, usually with a camera, to see the condition inside the duct run and locate access points.
- Negative pressure. A high-powered vacuum is connected to the duct so that everything dislodged is pulled out of the system rather than pushed into the rooms.
- Agitation. Rotating brushes or compressed-air tools work along the duct to release material from the walls while the vacuum holds it under suction.
- Grilles, diffusers and coils. These are cleaned separately, since they hold a large share of the visible dust and are what restricts airflow most.
Disinfection may follow where there has been microbial growth, but it is a finishing step. Applying disinfectant to a duct that has not been mechanically cleaned simply coats the dust.
The signs a system needs cleaning
- Visible dust on the grilles, or dust reappearing on surfaces within a day or two of cleaning
- A musty or stale smell when the air conditioning starts
- Uneven cooling, or noticeably weaker airflow from some outlets
- Allergy or asthma symptoms that are worse indoors and ease when away
- Rising electricity costs with no change in how the system is used
- No record of the ducts ever having been cleaned
The last one matters more than people expect. In many buildings the ductwork has never been opened since handover.
How it differs from AC servicing
These are routinely confused. AC servicing covers the mechanical unit — refrigerant, filters, drainage, electrical checks — and keeps the equipment running. Duct cleaning covers the distribution system the air travels through afterwards.
A fully serviced unit can still deliver dirty air if the ducts are dirty, because the air passes through them after it leaves the unit. Both are needed, at different intervals. There is a fuller comparison in our article on AC duct cleaning versus AC servicing.
How often it should be done
Every two to three years suits most homes in a dry, temperate climate. Hot, dusty regions need it more often, and buildings with occupants who have asthma or allergies, recent construction work nearby, or pets, shorter still. Commercial kitchens, clinics and hotels are usually on a fixed schedule tied to their own compliance requirements.

What a competent job looks like
Duct cleaning is largely unregulated, and the gap between a thorough clean and a quick pass with a vacuum at the grille is wide. A proper job includes a before-and-after record of the duct interior, access panels used or installed where there are none, the coil and drain pan addressed rather than only the duct, and a written report of what was cleaned and what could not be reached.
If a quote seems far below everything else, it usually covers the grilles and the first metre of duct — the part that is visible — and nothing beyond it.
